An All Appropriate Inquiry (AAI) is performed by an environmental professional to determine if contamination exists on a site. The property owner is liable for containment and clean-up of an environmental hazard, even if operations by the owner did not cause the contamination. When buying a property, an AAI will identify if any contamination exists on site. This service is valuable to any property developer, including residential development, commercial development, gas stations, etc.

Phase I

Consists of extensive historical research of the sites prior usage as well as a site walkthrough to identify any potential recognized environmental concerns (RECs)

Phase II

RECs are tested via samples taken at the site. Results are compared to government criteria to determine if a significant hazard exists on site


The extent of the hazard is characterized and a plan is developed regarding clean up and management (Due Care Plan & Baseline Environmental Assessment)
